In a down market, sellers may be more willing to negotiate: Longer Escrow Periods: Provide buyers with more time to secure financing or sell another property.

The buyer must have 20% to 30% "skin in the game." 

And now the sales have slowed too, so hopefully turning the corner for a buyers market.Don't forget its an election year and inflation isout of control.

A tenant who fails to maintain a rental property could end up costing you more in property damage and court fees than the amount of rent they're paying you upfront. 

In my mind, the agreement would look loosely like this: The option buyer pays an upfront fee to the option seller, giving the buyer a right to buy the property at any time between now and a certain date in the future, for a set price.

For example, if your property is a SFR and your target buyer is a family with younger children then you'll see more movement in the months where school is out so that the children wouldn't be changing districts mid-year (not that this doesn't happen though).

So I don't blame the educators for taking students.I concluded it's "buyer beware". 

I suggest creating content (blogs, short videos, etc.) around financial literacy, credit-building, and real estate investing aimed at first-time buyers.
