I suggest this over pure finance (something very heavy in econ, statistics, and calc) because that's the curriculum I studied and have found the non finance (marketing, business law, management science, accounting) material very useful.

Check crime statistics and demographics to know who you will be renting to.

If so, expect a PM to charge more than they would for a multi-family as statistically, boarding houses attract lower demograpic (equals more management headaches) and more transient tenants. 

I've found icic.org and the Bureau for Labor and Statistics to be a good resource for what to look for.
