If you feel the property manager (PM) is costing you money by bending over backward for the tenant, then you may need to step in and tighten the reigns a bit.

You are not going to bend your rules because of a certain situation!

You can bend the rule a little bit but dont get desperate.

Anyone have any experience and insight in the SFH rental market in South Bend area that would be willing to connect and chat? 

It's about 280 miles and there are many charging stations along I-90: Issaquah, Snoqualmie, North Bend, Snoqualmie Pass, Cle Elum, Ellensburg, George, Moses Lake, Ritzville, and Sprague, all before you get to Spokane, which also has many.I only have long term rentals. 

Our plan is to start with single family dwellings... our potential markets are basically Wichita, Newton, McPherson, Great Bend, Salina, Hutch, Emporia, Manhattan... that also includes all the small towns that surround these larger cities.

I can't imagine it's very low in Bend. 

By removing that plug, which is specifically for clean out access, you have a straight shot into your main heading out to the street/septic for 3/4" cabling, rather than trying to bend a smaller 1/4" or 3/8" cable around through the trap before heading out.
