This is especially challenging in the early stages of establishing that trusting relationship. 

My read is that their operation is simple and small at this stage.

Many companies do require a minimum earned premium as Casey mentioned, but there are investor-friendly companies that can insure the property as it goes through the various stages of occupancy.

Also, I would consider what the goal is in the end, making arrangement for a flip is definitely different than buying and holding a property for rental income.

This method of doing things definitely required more of our time & sweat equity, but we were able to perform what amounted to nearly a gut rehab with high-end finishes for $60 / sf.We finished the renovation and immediately staged / furnished both units. 

It will be rental ready after paint and staging, which I will pay for and my partner will provide the painting and staging services.
