I have a 2 family that all the utilities have been sub metered so each tenant can be billed based on their individual consumption.

No one is on a lease it is a self run sober living home for people recovering from drug and alcohol addiction.

@Joel Owensbecause a large portion of our sales is alcohol, which is high margin, we are hitting in the 20-30 range.  

To turn you down for the apartment after they already said you can move in  since you have a DUI from 5 years ago  they said it hasn't been 10 Years yet so therefore I couldn't move in but it was not a felony it was  my first DUI and I blew a .09  and then a lady on here  from New York New York yes I'm speaking to you if you read this  says that  it should be that way, because people like me will spend our money or rent money on alcohol wrong answer lady I haven't drank in over five and a half years almost 6 ever since I got that DUI quit my money I spend doesn't my bills and my children what would you know about that you shouldn't post things and be judgmental if you don't know a damn thing shame on you!

An energy auditor from the electric company could also enlighten her on consumption if they do free consults in your area.

I also want the inspector to tell me multiple things like "is the roof suitable for rain water collection for human or animal consumption or both" and needs to know to check for how the metal seams were done, any nails used, etc and I suspect only an ag type inspector would know these things… There is also some ag machinery that I may need to get appraisals on because I know nothing about pricing tractors or implements or such (my wife & I grew up farming but didn't ever buy anything because our parents did all that).Another example is that I can pursue the home loan through my banks but I will need to talk to the local farming property loan people and don't know much about that...

@Steven JeffersonGas tankless wh have more BTU/hr consumption compared to a regular 40 gallon Wh.

I also just got told by the plumbing company that they suspected tenant tampering with toilet plumbing when they came to perform a consumption report.

Nothing like a young man, real estate, late nights and alcohol!

I cannot believe how financially irresponsible otherwise "professional" people can be when it comes to debt, credit cards, and over consumption.
