When a creditor writes off a debt, they are indicating that the debt is no longer collectible by their efforts and it generally is sold to a collection agency for pennies on the dollar. 

Then the State Agency overseeing licensing endorsed disclosure to be a one-liner on closing documents ("HOA Transfer Fee") with no detail, invoice, limit on amount, or justification required.

It may very well be improper in your state, as it is in many states, for a non-legal professional (who isn't the owner of a business) to fill out and file with a state agency legally operative documents.

If you do this please remember that if you become a licensee you will be restricted in your investment efforts as you must identify yourself as a Broker (Law of Agency).

Adam,I don't believe this was asked already but did you sign an exclusive buyers agency agreement or what other type of agency representation did you have with the agent? 

I do wonder why you would not want to state your agency, etc?

Divide that by two for the gross commission unless you get a dual agency contract.

The agencies take into account the number of financed properties.
