even suburban submarkets are red hot right now in miami like leisure city, homestead, florida city you can still get infill lots one of the last few places in miami dade county right now. rezoning and variances you can do even better. if you are limited on capital ground up construction and land might be something to consider in miami in these submarkets.

But county came back removing the exemption (65y+ homestead) since the death few years back and now are charging all the previous 4-5 year taxes resulting in $10-12K (County, ISD, Mud taxes etc).

A recent economic report by Tatiana Bailey stated that over 10,000 new residents flow into El Paso County every year which is constantly driving up demand in the area. 

(more than half of that is cook county IL court fees and such).

The area in Hazel Green/Meridianville is close enough to all of the major employers in the county and the schools rate pretty good too.

Pinellas County is very strict with STR regulations.
