Although some areas have never ending inventory like the guy up in Chicago.. parts of chicago will never run out of derelict homes.. and some of the other big rust belt cities. and or mid west cities..

The places I'd recommend looking are Brockton, Taunton, Middleboro, Plymouth, Fall River and New Bedford - the latter two being south coast, not south shore.For example, average 3-plex sale price over the last 6 months:New Bedford: $208.3KFall River: $231.2KTaunton: $321.2KMiddleboro: $382.6KBrockton: $444.3KBoston: $974.6K.Not only do you get more for your money on the south shore, but as you get north of the MA Pike and west of 495, you're into the Worcester hills - about 1,000 feet in altitude.Â

I’ve been working a lot over there recently with clients that want to live in the area.I especially like west Saint Paul, west 7th, frogtown and south Saint Paul for those options.

There are some things you can do to protect yourself, such as getting multiple estimates and sticking with contractors that are reputable (for example, I found that sites that have a rating that contractors need to maintain like Angie's List provides better contractors versus places like Craigslist where it's the wild West.).
