I am considering building up on my fourplex. 2 additional units.

We desperately need new homes being built.If SFRs are being built, they're slim 3-story units often under 1,800sqft and priced around $600k+.

@Joseph Beilke, @Michael Baum, @Mike Lambert, and @Ian Fortney, First off, I'd like to say that investing in the United States in general creates a better return than in Costa Rica.  

Once you have consistent, high levels of cash flow then consider the “company vehicle”.

The ability to turn single-family lots into duplexes or even split lots for separate units can significantly boost rental income and property value.

In application, if someone comes to me on a home they just purchased w/ nothing down, the FHA Title 1 loan will lend them up to 25k on a SFR or 12k per unit on a multi up to 5 units.Jason

I would caution you not to necessarily expect your NOI to be higher because you achieve higher rents leasing units to Section 8 tenants.

I would add there has to be some level of human monitoring going on.

I am looking to purchase around a 150k unit.
