It doesn’t even take into consideration tenant turnover that could cost me a lot to repaint or change carpet etc. that’s why I’m a little worried about cash flow as swapping tenants every year I’d break even essentially.

-Find a new stove that is available RIGHT now...... may not be "on sale" , or the exact model you want, etc, but its in stock and ready to go NOW....not 40 days from now-Find a temporary stove on FB, Craiglist etc....something that will do for now...swap it out when the new one shows up-Provide other cooking appliances that will be good enough for now...... toaster oven, cook top, hot plate, whatever....not ideal, but reasonableAs a LL, you cant compensate tenants for issues and inconveniences that are not in your control....... refrigerators dies and the food spoils....... how is that something I caused, could have predicted or prevented?

Since we started in MTRs about 18 months ago I've had a total of 5 vacant days and that was only because we took an extra day and a half between turns to swap out a water heater.
