I looked back at my comments because I was a bit puzzled why you disagreed and I made an error in omitting a qualifying comment.  

However, many investors will only give you a piece of the puzzle as they don't necessarily want to train their competition.  

A puzzle isn't just one big picture, but rather many little pieces working together to complete the bigger picture.

Those are the three critical puzzle pieces that you need to put together if you're going to maximize your sales price by selling it to someone purchasing using mostly fannie mae's money and not all cash or hard money.

I'm not looking for advice necessarily, more so looking for contacts so I can find someone that fits this piece of my puzzle. 

I feel like I am missing a big piece of the puzzle when it comes to finding deals below market value and even off market.

something is rather uncertain,, review contract with realtor.. why did you accept a realtor. this is rather a huge commission,, you can list on MLS for rent and yet put no agents fee's paid.. and WHY your friend encouraged you to do this is PUZZLING..  

Wrong. there is one more major piece to this puzzle. 

Definitely a lot of fun trying to solve the puzzle!  

And it can be a huge puzzle to figure out where it's coming from (there was a long thread about this on BP a while back) Also- the financing you would need on these two properties would be hard to co-ordinate; one requires a construction loan, one doesn't...Frankly, I would really suggest you do not do this as a first property.
