You cannot skim on the due diligence process if you are really keen on this property.  

BUT to call the whole industry suspect is like saying convenience stores are all suspect just because they charge twice as much as a grocery store for bread and milk.

I dislike videos; too slow.With the written word I can skim along quickly 'till I see what I need and then slow down, re-read as needed, or even print out a hard-copy.

It really felt like the appraiser was just playing games, and trying to milk us out of re-inspection fees.

This will let them know that you intend to take care of the property and than you're not just milking it.

This market you are going to have to skim profit on deals, investors are looking for yield and can not find it so cash goes into property.

I would also make sure whatever incentive you are offering you post that in the title and not the text, many viewers may skim over it and not notice. 

@Jason DiClementeIn Washington it isn't JUST being RE Agent.. you can still get in trouble for "equity skimming" for not giving the seller in pre-foreclosure full market value or at bare minimum in writing telling them what they "could" get.

A better strategy is to get as many good relationships started with realtors as possible and become a go to person for good deals because they know that working with you is easy.I just closed a realtor deal that i got for 12k and sold for 30k, the realtors call me because they know that I am easy to work with and I follow through.Contrary to popular belief realtors don't skim the good deals for themselves, in fact most realtors that I know don't even invest (very odd to me, but heh
