right now I just have my agent and my financial advisor at my bank, should I build a relationship with a lawyer before hand and find a house inspector as well ?

Just went to a meet-up with a Landlord BC rep and a BC Lawyer presenting and this was the main topic.  

Also closed at a lawyers office and lawyer made things so hard.

Turns out he's a real estate lawyer.

And with your talk of credits and throwing money around I don't know that you are really able to become one.You should be spending your money on a lawyer (I don't say that lightly) and get this crap show under control.

The complaint and the letter from my lawyer stuck strictly to facts of the lease violations but, as could be expected, the tenants' response was filled with personal attacks against me.

Getting a lawyer to send a letter that you are considering it would cost a lot less and often works.Specific performance is a remedy in the law of contract, whereby a court issues an order requiring a party to perform a specific act, such to to complete performance of the contract.
