We've been buying desks, chairs and various other items off Craigslist. 

@Dale Thomas  pre tax sale is an excellent opp.. to acquire or build reporte'.it reminds me of this one couple when I was buying courthouse steps properties.roll up they are out on the front porch sitting in their easy chairs..

They've picked up a lot of foreclosure plaintiff legal work here recently, in the ever fluid foreclosure mill musical chairs.

If he has been living in the house for 20+ years and is a moderate to heavy smoker, there may be rooms where scrubbing, sealing and painting simply won't keep the chemicals from coming to the surface and you will end-up pulling down the drywall and hanging new.We renovated a house some years ago where the former owner had a favourite chair in one corner of the living room where she sat and smoked.  

And I wanted to know if it's Illegal to take your couch, chairs, light bulbs etc. to make her life miserable.

I am currently showing the apartment and was surprised to see she has no furniture except a folding chair and there are no clothes in the closet.  

Some of the things that we don't typically do that we could for relatively low cost are (keep in mind that these are houses below median price in my area - so granite counters and the like are not really necessary, but might be an option) installing fancy tile backsplashes, tile granite counter tops, under cabinet lights, recessed lighting, wainscoting/chair rails, spending more on curb appeal, outdoor living areas (large custom decks etc) and other things that can get rather expensive.I'm not wanting to spend a lot but am willing to add something extra if it will help sell houses faster.

And when it does, it will like the game of musical chairs...those who were betting on a rising market to make money will be the ones left without a chair. 

We all know the music will stop and not everyone will get a chair.
