You can look in suburban Denver in areas like Wheat Ridge, Broomfield, Westminster, Arvada, and Aurora.

@Chris Shipman Golden Ridge is in my neighborhood and I know the owners of that unit personally.  

A new Apartment Complex there, Marden Ridge, is charging, I believe, $1100 for a 1/1, $1400 for a 2/2, and $1750 for a 3/2 apartment all because it is right by the hospital. 

Lake Ridge is up and coming.

I have  a 3 family in Glen Ridge that I will be listing soon.  2 beds/1 bath on each floor.

For instance, Buying the cheapest condo on the market in Chicago Ridge will run me over 60k and have less of an income than a house in Park Forrest for 40k.
