I am also active with Flips and own a few 4 plexes...Im a licensed NM Realtor would be happy to help set up a few searches, look at properties (Virtually as well), and tell you more about specific areas of town with the pro's and con's of each. 

Our goal is to be able to use either some type of software or spreadsheets to continue to build off of and help dial in our costs as we begin to hire more contractors for our team.

I want to know if there is anything I can do right now that will help me in becoming a realtor in the future.

Agent and leasing experience can help with negotiation skills, market knowledge, and tenant screening.

This also leads owners to ASSUME simpler is better when it comes to management contracts.

I am not sure about the other markets but I would suggest looking up a Realtor from here and utilizing their knowledge to help you. 

If it is a contractor that is more organized they will likely do this already, if they are shooting from the hip "based on experience" they will likely just give you a total $ value. 

I would, If in this position, take the equity in the form of a HELOC and purchase a cash flowing asset that would not only pay for itself but pay for the cost of the money while putting cash into my bank account each month.
