I have a 6 month lease and would like to take the jump and test the waters with the medium term rental.  

She is also using a ton of water which you may or not be paying for.

New hot water heaters + roofing.

Water stains will keep coming back and regular primer and paint will not do the trick. 

The legislative climate in many states (like Colorado, where I operate) makes running a property management company akin to doing open-heart surgery on a row boat in the open sea with choppy water. 

I’ve seen where NC has partnered with municipalities to provide federal or state funding to bring public water/sewer to under severed areas.

But now it seems taxes have increased, additional government fees, ie lead testing for any property built prior to 2017, and also increases in sewer / water rates.

The other $375/month appears to be water and I’m not sure if it is metered separately.

Unfortunately the placement of a water heater in close proximity to the water and vent hook ups is preventing the tenant from fitting a washer and dryer unit set up in the cabinet space provided (side by side and stacked config not possible).
