Frankly, I wouldn't buy that property.We've mitigated smoky properties but it required washing down everything (twice) with TSP and then priming with a shellac/oil based primer and then putting the top coats on.

I am estimating perhaps I can get everything put back together Monday the best scenerio and Thursday the worst scenerio.Everything else works, bathrooms, washing machines no issues.

Probably want to power wash the deck first and then paint and seal.Sometimes you can just flip the boards over and they look like new underneath and re-install.

I made sure we painted the house the EXACT same color since I did not want to waste 30-45 days waiting on the HOA, but in all fairness to whatever neighbor called us out.... when I purchased the house it WAS GREY-ish.... and after we pressure washed all the mold and mildew off it was BEIGE-ish.
