Just to make sure..... verify that the legal description in Your purchase matches the legal description in; the foreclosure action, the original mtg from the previous owner, and in the deed where the previous owner purchased.Surveyors rarely make this kind of mistake, but that is also possible.If all the previous legal descriptions are the same, dating back to when the house was actually built, are we to assume that whoever built the house just “guessed” at where to build it?

Are you in charge of background checks- do you credit and criminal, other states> do you verify, etc.What happens in a hurricane when they can't go in the house for 2 weeks?

I'm asking for Profit and Loss statements, actual utility bills for 24 months, verifying property taxes on county assessors website, want the exact rent rolls and leases, and will call my insurance agent for the rate I'll be paying.

How do I determine/verify how many rental units the new owner has? 

Actual numbers are verified during due diligence.  

Water lines were similarly not noted in this report, verify that they're 3/4 and 1/2 in copper throughout the building, no galvanized water supply piping.There isn't a word in this report about gutters.
