Phil Grove and Shenoah Grove have a business model based on education, not really on real estate investing, and they are simply interested in the big $$ that people pay to join their programs; and that is all they do, and this is how their system is organized.

Depending on your business model it will depend on how you want to incorporate your business.

Hi Marcus,Doing the homework and aligning the style of the home to comparable homes getting the top rent is definitely important.

Typically when it comes to housing you'll want to stick to 3-story garden style without elevators and 18-24 units per building.

I think you would do very well with the MTR model in L-ville/Kentucky.

Two quick thoughts is partnership, equity style.

You can make a profit in any market, you just have to adjust your investing style to the market :)  You got this.
