A security deposit isn't a retainer fee; it "serves as a means to fix or replace something in a rental unit that was damaged, lost, or stolen by the renter."   

TLDR: I cover my mortgage with a small bitcoin mining farm.

I like to describe the division of crypto currencies between those for store of wealth/exchange of value (Bitcoin, Litecoin, Bitcoin Cash, USDC, Terra SDR) and those that are more like software companies (Ethereum, Algorand, Tezos, EOS, Polka Dot) which are similar to phone company networks. 

The idea being that Bitcoin will hold value better than the USD over time.

Ideally you can be introduced to a successful real estate investor that would want to trade mentoring you in commercial real estate in exchange for you mentoring them about bitcoin/stocks/etc.

I did convert a garage to an apartment and added a shed for 3k to makeup for the "stolen space".

They also bought a lot of Bitcoin.

Older tenant has had her identity stolen and is hesitant with some aspects of application process but is willing to provide references, credit reports and letters from past landlords.

Zero chance I would be happy with losing 40% of my real estate investment last month because Bitcoin crashed.
