Im on the heels of my first Fix & Flip.

There's a chance that one roommate was reasonable and either moved out in a timely manner or paid whatever rent he could afford, while the other roommate just dug in his heels.  

Interest rates were highest in the 14th century and going downhill ever since (with spikes thereafter but still downhill).

I would research local regulations and hope that you're not paying their utilities because growing these plants require a lot of water and heat which can really spike up the bills.
