You can be ready to go , funds in place , and show up the day of the auction that property you are going for has been cancelled, regardless what the website says.Besides that, I noticed that properties are put on auction a few times so there is a chance to keep tabs on them, and Texas has monthly auctions which is great for gaining experience.

The other thing I have learned over time is that the clearer your vision is, the easier it is to get there, so CLEARLY defining the location, type of property, purchase price, renovation amount, etc. etc., will really make a big difference.

A lot of great advice so far.Will add that it often depends on the property.Is it something that will make a stable rental or will it be difficult to consistently find tenants?
