I heard the other day google with its investment in sidewalk labs believes Toronto will be the largest tech hub/employer in North America after San Francisco...That being said, all the negative sentiment that we hear in the news is rhetoric.

The only indication I could see for potential growth in the area is the recent construction and opening of popular restaurants (Texas Roadhouse, Chilis, etc) and the rebuilding of Dundalk Ave streets and sidewalks.

Value is in usable and buildable land.Check what is around this property if a lot of new buildings are going up or it's still the old part of town with everything falling apart.Renovation likely is 300k plus once you count water and sewer lines to street,roof,windows,parking lot, sidewalks etc.

There are sidewalks on both sides of the house with room for flowerbeds between the sidewalk and foundation so we have to put something there or else it will just be dirt.
