You are getting good advice.I use a PM now, but when we were self managing we used the application our screening company provided with an additional page of additional questions I wanted to ask to support my screening point system.I ask more about address history, I want to know how familiar they are with our neighborhood and how long they stay on average. 

Plan either way would be to self represent (with a little help) and apply commissions towards closing which is why I referenced being an agent as well.

They don't care about your property, won't suggest the improvements, and just live of you.I self manage AirBnb in Seattle and hired a remote PM in another property and should admit that if the PM is not local I could do the work and take care of the property much better than a hired PM.

If you try to just ask them if they plan to leave in January, you might put them on the defensive and scare them out.

I struggled with this in the beginning a lot because I don't self-manage any of our properties so a lot of things that these other softwares provide were overkill and provided way more than I needed.
