I personally prefer 3 car garages in my residences, but only 1/3rd of my properties have 3 cars as it really limits your selection.

I do it by first making some basic selection out of the tax sale list and then sending letters to the owners.

Initially I was looking in a select few areas in Rhode Island because RI Housing offers down payment assistance if you buy in said areas.

I generally will do one showing for a vacancy, and easily have 20-30 people calling they are interested, and 2-5 top quality applications I can select from.I haven't had too many issues with the eviction process, only 2 I had to do in 15 years, and although slow, it was successful and the tenants were out.

There’s a much larger percentage of retail sales, what’s the reason for selecting to focus on the smaller piece of the pie?

I've done a fair amount of research into the benefits and drawbacks of different markets, but selecting one over the others feels like guesswork.
