Take the risk and become an LO or take your Agent career full time.

Costs nothing to have a LO work up your income.

My agent and the LO are definitely not seeing eye to eye.

Hi @Rich Tenor - I am a licensed Realtor and LO in CA and can chat with you about this if you would like. 

You do have to have a competent loan officer who understand who to calculate rental income using tax returns but having your LO do their job should not be too much to ask. 

(The idea being that they might be at the height of their aggravation having to deal with an eviction)We actually got some good deals for creative financing (this is not a wholesaler concept) We did both L/O and subject to.

That was a fun repair, S-L-O-W-L-Y jacking the sagging part of the house back up over an extended period of time.

So "Rent to Own" or LO is a little simpler than what you are proposing.
