I looked at the floodplane images and it seems that Sac north of the river has mandatory insurance and most of the rest is optional but I'm not getting any specifics on rates.  

@Jeffrey Almonte I know exactly where that is, I spent most of my life in the San Gabriel Valley.

They're based in Tempe but manage properties valley wide.

Hi Isaac,Shocked that you found a 3000 square foot, 6 bedroom home anywhere in the Valley for 200k in this current market.

I never would have predicted SE Wisconsin to be the next tech hub, but analysts have already started calling this Wisconn Valley with the impact Foxconn will have and the venture capital they are pumping into this area.

Last weekend we went to Joella's Hot Chicken; wow it's good and there's a balcony view of the White River. 

In the 14 years I've lived in the valley I don't recall any messages from the state on restriction of water.  

By the way, I tried living in the valley because I was enticed by the lower home prices, but that experiment only lasted 2 years.

I'm interested in buying rental properties (single family or a multi-family on the lower end of the price scale) in PA, most likely Philadelphia, Reading and Lehigh Valley- although I'm very open to other areas as I'm still trying to figure out if those are good to begin with.
