The key is getting past limiting beliefs.

My personal belief is if we are going to be in this business, we need a lawyer on retainer.

The point of my comment was, that in my opinion, if the cost of the premium is less then the amount of the investment, it always makes economic sense to pay the premium, but I stand ready to read about a risk/reward scenario where that belief would be misplaced.

I am of the belief that sellers are motivated by a couple of things.

This is a function of both the property and rent appreciation.The rent appreciation has made San diego, contrary to popular belief, and outstanding market for long-term cash flow. 

Also, I'm again approaching this opportunity with an abundance mentality; resisting the urge to place self-limiting beliefs that this isn't for me and that I should "start small," or not pursue something that could have been introduced for a reason.Going into this meeting with the seller's agent, I've located a buyer's agent who has investors with the capability to purchase, in the right locations.
