If you can find a deal where you're all in at 75 or 70% or better, you can get a hard money loan to buy the house and fix it up with 10% of the project down, sometimes even less.

Maybe ill have better luck trying to ask specifics with the group.On my sheet total project cost is calculated by adding Closing costs + Repairs + Holding Costs + Loan amount + Hard money fees.

I currently own a few single-family rental properties that have yielded excellent returns based on my projections.

I’ve bought coconut tree lumber for widows to fix their homes, bought a toilet for another widow and funded the purchase of piglets, eggs and bread to start livelihood projects. 

This can be a $10,000 project.

Lots of projects have stalled.
