Be prepared to buy them as many nice lunches as your wallet can handle.

@Erik Heldt- thanks - sounds like a decent well thought out strategy .As you cant use your  VA eligibility for a rental purchase - make sure that you  get fully pre approved with a lender before you begin looking  so that you are  educated / organized and  prepared to make an offer when you locate a property . 

Just ensure you're prepared for the management responsibilities that come with inheriting tenants.Cheers, Will

@Kirk Garner here's our standard copy & paste food for thought:).Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

A good buyer agent prepares the buyer for the realities of property condition and the home inspection process.
