Suffering a little bit from paralysis by over analysis.

I'm a Process Engineer by experience, did many years in an automotive supplier plant, so I like to think I have the eye and mind for breaking things down, finding the root of the issues, and building systems, so anytime you want to talk shop, or just shoot the bull I'm always down!  

I'm sort of in the same market, but substitute the fishing lake with a petrochemical refinery and nitrogen fertilizer plant. 

I realize this thread is 9 months old, but I came across a similar MHP deal with a treatment plant and had concerns about the plant.

It says on the loan website "If you have suffered substantial economic injury" and then goes on to say "Substantial economic injury means the business is unable to meet its obligations and to pay its ordinary and necessary operating expenses.

Seller financed deal at $40,000 bathroom was down to studs, kitchen had no flooring and cabinets were falling off at the hinges, no gutters on rear of home, rear entry door suffered a break in and roof was leaking prior.

I don't know if you mean this to be an STR or LTR (I am not familiar with Oahu rents but >$3k/unit that close to the beach does not seem outrageous to me), but if an STR, I wouldn't do it at the current time - Hawaii is too likely to suffer from the Covid-induced hangover for air travel that could impact tourism there for months or even years.

I'd prefer to go this route first vs having my tenants clear all of the plants out and having to do the entire appraisals all over again.
