Hi All, Currently looking at a mobile which would be my first ever mobile home purchase, so im new to the scene.Property Information: 3/21404 sqftBuilt in 2007RenovationsNeeds New Front and Back StairsNeeds pet odor removal Needs new flooring I was going to rip out all carpet and install LVP, if we move forwardNeeds some minor Drywall and Paint While at the home all MEP was on and functioning Looks like the seller has a cititation posting due to them not taking care of the lawn. 

The only thing is she has an American bulldog as a pet which exceeds the parks 15lb and under rule.

They can limit the # of rentals, the type of pets, if owner occupants or renters can have pets, where you park, flag poles, types of landscaping, amount of landscaping, if you can park a boat or an RV and for how long, what size of house you build, how fast you have to build it, the amount of brick you have on it, what types of flags you can fly...and on and on and on.   

I didn't find any license and I failed to figure out whether she has a broker (I believe not).Initially tenants were going to move in with a dog but they failed to find $500 pet deposit.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

We also covered the initial pet fee, as our now tenants had 2 dogs.If you can swing it financially to do so, it doesn't hurt.

My client isn't sure about having a pet, but she currently renovating 1 unit and staying afloat with rental income from the remaining 2 units.

Aloha,Here are the forms they utilize, including the inspection checklist and inspection form:https://www.hud.gov/program_of...While the forms are pretty consistent, the Inspectors are not, and may have their "pet peeves". 

Our office has reached out to them letting them know how much our pet fee is and that we need some information on their pet.
