They can limit the # of rentals, the type of pets, if owner occupants or renters can have pets, where you park, flag poles, types of landscaping, amount of landscaping, if you can park a boat or an RV and for how long, what size of house you build, how fast you have to build it, the amount of brick you have on it, what types of flags you can fly...and on and on and on.

I didn't find any license and I failed to figure out whether she has a broker (I believe not).Initially tenants were going to move in with a dog but they failed to find $500 pet deposit.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.
