I have seen the performance record page got updated with all their defaults and recovery which was not made public before.

Make sure your first property is performing at its peak before you move on to try to expand.

The bankers I know love collecting interest payments, regardless of the rate, not calling performing notes.Here's why...Think about the amount of manpower it would take for a lender to cross-reference tax records against their entire loan portfolio to verify the original borrower is no longer on title. 

I only invest in performing notes with a minimum of 70% LTV or lower preferably in case things go south…non-performing notes may be more lucrative but for me I like boring right now.  

I thought those programs provided pretty good value and that Scott seemed genuinely concerned with helping people get started in the Non Performing Note (NPN) space.

The pool cabins have always performed way better than the cabin with the amazing view. 

That appreciation is great, it sounds like that investment is performing very well right now and will likely continue to do so.Some things I don't see listed in your example are vacancy and capex for the big expenditures.

Are there specific features/styles of homes that perform really well in the area beyond the traditional log cabins?

Hi,I have a turnover for a property in Memphis TN, and there's a bit of extra work that needs to be done in addition to standard wear and tear, some bedroom doors need to be replaced, blinds, patching, painting, some floor tiles etc....I got an estimate, and I know everything is costing more these days but it feels a bit aggressive.
