They will be happy to have you on board and you can refer business and make money for the brokerage.

Get a solid attorney on board, cross your T's and dot your I's.  

It also seems like they keep talking this up so the markets get more and more comfortable with the idea.I am not on board with it though.

Start over, get better deals, then scale that by getting hard money lenders on board, private lenders (which is much better than hard money) and possibly even an experienced partner with capital.

Sometimes having someone ELSE say these things helps too...so make sure your partners are on board with the same messaging as well.
