By the most important thing (if that's what you're doing) is to have a really good operator who knows the laws, has experience and is above board so they won't leave you high and dry. 

Some of us have a lot of experience and could make that $20k stretch into something, but we have skills you don't.

I've been searching for threads/experience purchasing via DSCR (using HELOC as down payment + rehab) and then cash out-refi at 6mo & pay off HELOC...am I missing something?  

In my experience it cannot be used as construction funding. 

I'm not sure where you are getting your information but my experience as someone who holds (and transacts) in large amounts of bitcoin:1) Money laundering with bitcoin is no easier than with cash.

There's always more to learn no matter who you are or how much experience you have.

By the time I sold, I became a realtor and worked the deal by myself for more experience.

You could also check what Realtors in your market are preferred agents here on BP- they should have at least a little experience with investing and a network built up. 

I also know from experience that if you have damages from frozen pipes the insurance co. will try to 1) verify that the property was occupied and 2) verify that the heat was turned on ( for example they could request a copy of the heating bill).
