A great trend right now is urbanization, which dovetails nicely with the graying population.

There’s some gray area about things that might be legitimate to allow you to move out before then... but if it’s just to rent, that’s not allowed.

If this is a rental do not paint it orange, you are trying to appeal to the largest number of people possible and orange doesn't help your cause, if this is a primary residence knock yourself out, even a flip you could take a chance on, but there is a reason most investors use agreeable gray and tolerable tan to paint everything.

I know the owner and listing agent of the home very well but there’s some gray area as to the selling agent and the commission. 

It is in a VERY gray area in Ohio.

There may be a gray area in there that doesn’t border “mortgage fraud” but better check with legal counsel.
