Having been an agent for 4 years now, i haven't run across one yet (in our market) that i would depend on to bring me the hottest deals in a timely fashion, meaning within a couple of hours of being listed.

They'll need to calk the trim and patch the nail holes on the trim.For exterior painting after the windows go in but I also wouldn't recommend painting on the hottest day of the year.

Not saying it isn't the hottest thing in your market but for us locally it is death. 

Are there any active investors on here that invest in Gainesville, Fl that can tell me where the hottest areas are and if there are any up and coming areas as well?

We have been doing probate since January 2015, and our hottest leads come in after 6-months.  

The house was in Petworth, and as those who live around here it has been one of the hottest markets for the past couple years. 

I help investors in Raleigh-Durham areas, two of the hottest markets in the country, but you'd be surprised how many more are choosing outside of Raleigh-Durham in up and coming areas like Johnson County, and even Fayetteville. 

I am kind of surprised at the lack of motivation from my calls, as many are trying to win the lottery by selling me their house.Granted, I am mailing one of the hottest markets in TN...east Nashville, where many rehabbers are mailing and are picking up houses, only to tear them down and build new ones...which makes me wonder if this is the right market to mail since I am not a rehabber.Overall, it has been a fairly demoralizing effort so far, seemingly an uphill battle to get real motivated sellers.

My plan is to start wholesaling in one of the hottest areas of the country, Boulder, CO.
