If its a hot market by you, the LA probably isn't answering because they know they'll get offers in w/o any questions - it makes you seem difficult at this point when a price or your qualifications haven't yet been established.

In fact, most of them are smart for not using a realtor because even if MLS got them a bit more, it would be lost in commissions....at least in this hot market.This is why I was saying wholesalers are principles in the transaction and not fiduciaries.

So the owner may end up having improper restoration work done, doesn't smoke seal necessary areas properly, then when a renovation company comes in and finishes the work, come next hot summer season, the smell of smoke comes back). - If they look like they might consider selling, you have to start looking for restoration companies that also renovate who guarantee their work so you can figure out the cost.

Sure people talk a ton on how they kinda made it happen when deal presented it self but many markets are super hot and by the time you figure it out, that deal will be taken by someone that already has it figured out.

If you just pick any one of “hot areas” and get started and focus in on that one area or a specific Zip code, you should see results.... unless that area is just too saturated with direct mail...... or pick a few areas and just be really specific with your list......... if you can get a property under contract for 70% of ARV minus repairs you’ll have a deal
