Since LOCs have adjustable rates they will often catch people off guard when they adjust.

I know there are safe guards etc etc but you take an under capitalized investor who stacks these up then has a bunch of tenants not pay and it leads to a real mess I have bailed a few out of those jams and I have personally seen another dude do this and rip rents and of course no one on BP would rip rents on a sub too on purpose .. but this guy did and he ended up in state prison.
