Hello all,my name is Howard Green from Capital Heights,Md..My first post to the group,my goal is to acquire buy and hold properties in Baltimore,Md,as of today i have one Sub 30k property under contract that i hopefully can rent out Section 8,brand new rookie to the REI game any and all advice would be greatly appreciated,thanking you in advance.

I'm fairly green to this process, just want to make sure I don't miss anything drastic while at the same time not being scared away with all the small things. 

I am not saying that you should not listen to RE agents , but keep in mind that most of them needs to sell at the end of the dayAnother place to visit is the local REI club, tons of useful information and real insights if the marketLast - educate your self as much as possible regarding tenant - landlords rules and regulations for the specific city, try to learn about city cose violations etc... this way you will not be surprised down the road.I also like to recommend BP book by David Greene "long distance investing" it is very useful resource and should prepare you well for ling distance investing.Last - Good luck !!!

My question is, do you guys cash out and put into the next property ASAP as long as he property is still enough in the green for you?  

@Ned Carey I’m going for the David Greene approach (I think it was him who said this a couple times in the podcasts).

She is looking for a one bedroom apartment and is interested in Brooklyn Heights, Prospect Heights, Cobble Hill, Fort Greene, Boerum Hill, Park Slope or Clinton Hill.

 After reading  David Green’s book on long-distance real estate investment I’ve been on fire.

Books that have helped me are Rich Dad, Poor Dad, Long Distance Real Estate Investing by @David Greene, The ABCs of Real Estate investing and Crushing It by Brian Murray.
