Food not covered if power goes out all food in fridge is lost. 

In addition to turnover costs, there's AC, stove, fridge, water heater, etc on a longer timeframe.

The most common use of renter's insurance is for the tenant's personal property (food spoiled in a dead fridge, $5000 sofa ruined by a leaky pipe, everything lost in a fire, etc). 

Multi layer crown details, stagger the sink base, add nice islands with extra touches, wine racks, wine fridges... there's tons you can do.

Generally landlords own things like fridge, stove, washer, dryer etc., so I would want some coverage for that. 

I have one that is working on year 3, but the tenant is so happy that I got her plumbing working, a new fridge, and insulated the attic, she signed the 3rd lease even though rent went up again. 

They happened to have a 36" wide, stainless fridge (French door top, bottom freezer) with no cosmetic dents or issues on the front.

It's a nice space with private outside access, private bathroom, and fridge/microwave.

She had a plumber come investigate the next day and when he pulled her fridge out the water line going into her fridge was leaking (I was up there with them and saw it... no pics, unfortunately). 

One option that I considered is 'leasing' the appliances monthly to the new tenant, whoever that is....Say $25/mo for washer and dryer and $25/mo for fridge....or just leave the fridge as part of the package...that seems to be standard in this particular townhome community.  3 - Attic space.....do you typically allow tenants the use of the attic?
