I'm currently looking for the best way to "get my feet wet" and I thought buying a fix-and-flip home may be a good way to do that and use the profit as a downpayment toward my first rental property.

After a couple of rounds we are now off on our own! 

Every room occupied for sleeping purposes by one person shall contain at least seventy (70) square feet of habitable room area and every room occupied for sleeping purposes by two (2) people shall contain at least fifty (50) square feet of habitable room area for each person.

It has drop ceilings which I'm not crazy about, but it's also a 3 bed 2 bath sitting on 4,042 sq feet of what I would think would be choice land. 

Maybe partner with someone first couple deals to get your feet wet.I'm not experienced in this, just interested in doing it as well so take my advice with a grain of salt.Scott

Mostly hardwood (oak and maple, some hickory some beech) I would guess but not a lot of big stuff, I would say the biggest trees are probably about 2 feet in diameter with maybe a few 3 foot trees in there.

I recently did a house with it about 900 SF for $5/sf installed and that included quarter round and cutting in around kitchen cabinets, but the toilet & vanity were pulled. 

I think that you should find an equity partner and get your feet wet with someone else helping move you along. 

Partnering up with other people is a great way to get your feet wet if you don't want to go at it alone.

. :)the market in all areas is pretty brisk these days so its not unusual for an offer to come in.. someone may have been looking at this property for a few days and the offer just got in and signed around.. unless you talked to the listing agent you have no way of knowing if the offer was presented 3 days ago and a round of counters went back and forth and it just became pending..
