I know we have plenty of that even in my own family.I think it's a short leap from that to, "The only reason I don't succeed financially is that I'm not willing to compromise my ethics and personal morality to the point that other people do.

They are in the Philippines and have a great mix of low unbeatable price, language skills and work ethic.

I understand ethical guidelines may be different in different states. 

Your not missing deals.  99% of realtors are not going to let you wholesale their deals nor can they ethically do so in most instances. 

I think you misconstrued what I was asking.So, the Seller knows (because, you're an ethical wholesaler) that sold comps are worth $90k after just $20k rehab, but they'll let you have it for just $23k (or, you walk away)?

Seems like she would run into a ethics violation w.r.t. her obligations as a licensed agent, though, by submitting a lower offer than what she actually has.

Call me a dinosaur or a person with ethics, but if an agent makes a single dollar after marketing a property so poorly, they're overpaid.

Enjoyed Tom's story too, I agree that what you can negotiate in your best interest will usually serve you well, but to say there are no rules or nothing is cast in concrete..... let's keep in mind, at least to some degree, that golden rule, the first one.The second golden rule is he who has the gold makes the rules.Then you have the issues of acting legally, ethically and from a moral standpoint as I guarantee you that your success will be anchored in more than your ability to talk a one legged man out of his crutch. :)
