Growing up, I was surrounded by entrepreneurs and RE Investing(mom had rental property, dad was a contractor, granddad owned several women's apparel stores, etc).

That and the "accredited crowdfunding" that is currently in place are the likely items entrepreneurs will use to raise capital given the way the rules are structured.

Unless there is some other clause in the agreement indicating that they can't make decisions against your express instructions....you've basically given up the decision making authority via the contract.

After ordering, they will send you instructions on picking up the product.

This happens because they fail to follow instructions.

I believe there is no way to avoid ANY physical work during an assessment of a problem, unless I am able to instruct the tenant to do such work - such as "hey Bob, do me a favor here, can you crank that window open slowly for me?

The amount of instruction to follow each path of alternatives would be enormous, it's amazing what the human brain can store when you think about it.
