Prospecting to get clients will be the hardest part in my opinion. 

I'm a prospective investor and I've been studying real estate for probably 3 months now.

Prospective buyers were screened and once the property was legally mine, all the prospective buyers were allowed to look at the house.

I've tried Craigslist in the past and there were just a ton of bad prospects to sift through. 

Yes, Podio is a great CRM, and great with "Deal Flow", but to be honest, its not great at Prospecting or Lead Generation. 

A few prospects are on the horizon and I am looking to network with professionals with experience in financing and construction in the area. 

My question is when to do walk through with prospective tenants?

This prospect, though small, does excite me, since it can be my first baby step in real estate.In Brandon Turner's book about no money down real estate investing, this strategy is not covered.

And I feel that Memphis would make for a great prospect.

My neighbors are wonderful and we're all on the same page in regards to some drifter people that hang out on the sidewalk sort of out front and to the side, and it has deterred at least 2 of the renters from applying.
