There's more people out there hearing about success over dinner parties wanting their part.If you were to pass along properties that were pretty far along in the funnel to an experienced investor, and you are credible in terms of not wasting folks' time - I'd think most investors would take you up on this, at least to see what you can do.

My guess is that you will do a ton of work, likely not earn a dime as you work for commissions, and a professional closer will be the one that goes out to the fancy dinner and event to close the deals and earn the commission.
