Investment Info:

Single-family residence buy & hold investment.

Purchase price: $100,000
Cash invested: $3,000
Sale price: $180,000

b-c neighborhood, close to downton, freeways, airports (not over you head, short driving distant, close to river, arco arena, cal expo, shops, mall and business.

What made you interested in investing in this type of deal?

lot of people pay good rent to be in that area of town, it is beautful, you can ride the river boat, dinner boat with themes, trails, trains to choice location. lovely hotels with spa's ect, and hourse/ carriage rides

How did you find this deal and how did you negotiate it?

driving for dollars, held by bank for yrs. put in offer and got loan with a construction loan added to note for fix up

How did you finance this deal?

FHA

How did you add value to the deal?

Gutted it and remade, including the pool in back.

What was the outcome?

sold and got full asking price
