I have several recommendations:1) Find a person who has the heart of a teacher. 

Then you close with cash 2 weeks later ... not for the faint heart.

Two years into this and I have yet to find a realtor who is after my own (business) heart.  

FHA 203k deals are not for the faint of heart but if you are up for it and know what to looks for and have the team who's been there to guide and advise you...

This tenant has given me so much heart ache inspite of paying rent on time over the last couple of years ,forming tenant silos , breaking house rules etc, now I just want to get even, not paying rent on time will be fined at the rate of $100 per day , just wondering if I should exercise that if he fails to pay last month and teach him a lesson.

@Ritu Gupta, as some others mentioned, I would not be whole-heartedly opposed to turnkey operators that use 3rd party management.  

As @Steve Rozenberg wisely pointed out, there are many roads to Rome, but if there’s anyone else out there discouraged while negotiating truck pricing on your flooring for your 20 unit, take heart in the fact that you are not alone!
