I'm contemplating a buy, rehab and hold strategy for multifamilies (2-4), using private or hard money for purchase, cash for reno, then refi-ing and repeating the process.

I often hear people say that they can make them work with good property management, but so far I haven't found the property manager that can convince good, paying tenants to live in an area with rapes, robberies, assaults, shootings, drug dealing and prostitution going on around them.

Sometimes I contemplate opening up walls or reconfiguring a layout compared to just getting in and out with the same layout.
